With hundreds of residential societies varying wildly in construction quality, RERA compliance, developer track record, and long-term investment potential, buyers were making six and seven-figure decisions based on incomplete information — sales brochures, word-of-mouth, and scattered online reviews.

Our client needed a platform that could replace guesswork with verified data. The core challenge was threefold: first, aggregating and normalizing over 50 distinct data points per society (RERA status, construction quality, amenity scores, price trends, infrastructure proximity) into a single, comparable intelligence score. Second, building a system fast and intuitive enough that a non-technical home buyer could search, compare, and evaluate properties without needing a real estate background. Third, establishing the platform as a trusted advisory source in a market historically dominated by biased broker recommendations and unverified developer claims.

The client also needed a lightweight content engine to publish ongoing market reports, price trend analysis, and infrastructure impact studies — positioning the platform as an authority, not just a listings site.

Architectural Execution & Implementation

DevAura Technologies designed and built EstateIntel as a full-stack property intelligence platform from the ground up, combining a public-facing research tool with an internal content and data management system.

Society Intelligence Engine: We architected a proprietary "Society Score" system that ingests over 50 data points per property — RERA compliance status, construction quality indicators, amenity completeness, connectivity scores, and historical price movement — and normalizes them into a single, transparent ranking. Buyers can instantly see how a society performs across every dimension that matters, rather than relying on a single star rating.

Location-Based Discovery: We built a structured locality search and filtering system covering key investment corridors across Noida and Ghaziabad, including high-growth zones like Sector 150 and Noida Extension. Each locality page surfaces relevant societies, price trends, and infrastructure context specific to that micro-market.

Comparison Tool: A dedicated society comparison engine allows buyers to evaluate multiple properties side-by-side across all 50+ data points simultaneously — replacing the manual spreadsheet work buyers were previously doing themselves.

Advisory Content System: We built a lightweight CMS for the internal team to publish market reports, buyer guides, and infrastructure impact analysis (such as coverage of the Jewar Airport's effect on Noida West valuations) — positioning EstateIntel as a research-first authority rather than a transactional listings site.

Admin & Authentication Layer: A secure admin panel with session-based authentication allows the internal team to manage society data, update scores as new information becomes available, and publish advisory content without developer involvement.

WhatsApp-First Contact Flow: Recognizing that the target market communicates primarily via WhatsApp, we integrated a direct WhatsApp advisory channel alongside traditional contact forms, reducing friction for high-intent leads to reach a human advisor immediately.

The entire platform was built on Next.js for fast, SEO-optimized page rendering — critical for a business that depends on organic search visibility for high-value keywords like "Noida Extension properties" and "Sector 150 investment."
